Most garden room suppliers hand over a building — and leave you to organise the electrician, the heating engineer and everyone in between.
Executive is different: one company, one price, one handover. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you. Every system is installed, tested and certified before we give you the keys. Handover is the day the last visit in your order is complete and every system is certified. There is nothing left for you to arrange and no second contractor to chase.

What Executive completes
Executive includes the complete building and the full first fix — Core → · Signature → — and completes everything:
Underneath it all is the same shell every package shares: a steel frame, powder-coated in black or white and bolted together, 100mm PIR insulation, and triple-glazed PVC glazing — the four-panel sliding door with multi-point locking, four fixed picture windows at 80 × 210 cm (31 × 83 in), two on each side, and a PVC personnel door.
Complete second fix, certified
Every socket, switch and fitting installed, connected, tested and certified — with full system commissioning before handover. Nothing is left for you or an electrician to finish.
Installed by our electrician at a scheduled visit once your building is assembled.
Architectural LED lighting
10 surface-mounted dimmable LED ceiling lights inside (warm white, 3000K) and 3 weather-resistant IP65 architectural wall lights outside — fitted, tested and ready to use.
Power with built-in USB charging
8 double 13A sockets with integrated USB-A and USB-C charging, premium switches and LED dimmer controls throughout — plus 1 IP66 weatherproof double socket outside for garden power.
Daikin heating & cooling
A Daikin heat pump with heating and cooling modes, Wi-Fi smartphone control and energy-efficient inverter technology — professionally installed and fully commissioned. Daikin is trusted worldwide for reliability and whisper-quiet performance.
Networking & safety systems
2 CAT6 data outlets with internal cabling, ready to connect to your home broadband — for video calls, streaming and serious home working, without Wi-Fi dropouts.
Smoke and heat detectors, professionally installed and tested as part of the same commissioning visit.

Tested before you get the keys
Before handover, we test every circuit, socket and lighting run, commission the heating & cooling system, check every door and window, and carry out a final inspection inside and out. Your garden room is only handed over once every system has passed.

What Executive doesn't decide for you
- Furniture, decoration and styling — the room arrives finished, not furnished.
- Plumbing, kitchenettes, bathrooms, bespoke joinery and smart-home extras — available on request; ask us after ordering.
