ATLAS is a single desk and a proper focus space; NOVA is the size most people land on; APEX fits a desk and a separate meeting or lounge area.

Quiet enough to take the call

The walls and roof are the same insulated panels we use on our insulated garages, and they carry a measured airborne sound reduction of Rw 23 dB (Ra1 21 dB, Ra2 20 dB). That figure belongs to the panels: it is what sits between the room and the garden while you are on a call.

The floor is a different element and a different measurement. Every plank has an acoustic underlay bonded to it, rated at a 21 dB impact-sound improvement — impact sound being footsteps and knocks rather than voices. It is also why the floor is quiet underfoot.

That floor is rated for heavy domestic and heavy commercial use (utility class 23/33) and passes the castor chair test — which is the one that matters if you will be rolling an office chair across it every business day. Premium European wood-effect planks, professionally fitted, with A+ VOC emissions for a room you will spend whole days in with the doors shut.

What it costs

What's included, and what's quoted separately

Included: the insulated, glazed building, delivery, installation, VAT, and the VeltHaven 10-Year Structural Warranty. Quoted separately from your site photos: the level base/groundwork it stands on, and any additional electrical connection work — always confirmed with you before you commit.

The base your floor sits on

Your floor floats. The vinyl planks click together and rest on the base underneath rather than being fixed to it, which means the base is not groundwork to get out of the way — it is what the floor you walk on every day is sitting on. A level, properly specified base is what makes the finished floor feel solid underfoot.

So we would rather specify it properly than quietly leave it to you: C30/37–C35/45 structural concrete at 150–300mm depending on the building and the site, over compacted MOT Type 1 with steel mesh reinforcement. That sits deliberately at or above the top of the ranges usually quoted for a garden building.

There are three ways to get one: prepare it yourself, use your own groundworker, or add VeltHaven Foundation Management — a paid extra where we review your site, have the base engineer-specified and put a vetted contractor on it. Whichever route you take, the base is quoted separately and confirmed with you from your site photos before anything is manufactured.

Executive adds 2 wired CAT6 data outlets, ready to connect to your home broadband — for video calls, streaming and serious home working, without Wi-Fi dropouts.

Should I choose Signature or Executive for a garden office?

Signature includes the complete electrical first fix — cabling in white surface trunking, consumer unit, first-fix tested — so your own electrician fits the sockets, switches and lights you choose. Executive completes the full second fix too: certified sockets, switches, LED lighting, Daikin heating & cooling, and CAT6 networking, commissioned and ready to use the day we hand over.

What's included in the price of a garden office?

The insulated, glazed building, delivery, installation, VAT, and the VeltHaven 10-Year Structural Warranty are all included, from £28,995 (Signature) or £34,995 (Executive). The level base/groundwork it sits on, and any additional electrical connection work, are priced separately from the photos you send, and always confirmed before you commit.

Do I need planning permission for a garden office?

Usually not. In England and Wales a garden office is normally permitted development if it is single-storey, no more than 2.5 m to the eaves, not forward of your house's principal elevation, and no more than 3 m tall overall for a flat or mono-pitch roof — dropping to 2.5 m overall where it sits within 2 m of a boundary. Permission is more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. Using it as a home office is normally "incidental" use of your garden and doesn't change that — though a room used as sleeping accommodation would. How long does it take from order to a finished garden office?

Your building is manufactured to order in about 2–6 weeks, then delivered and installed — a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting, once your base is ready, and managed end to end by VeltHaven.

Building regulations are a separate question from planning, and for a garden office the part that most often catches people is the electrics: a new circuit or consumer unit is notifiable work in its own right. That is work we do for you — the first fix with Signature, the full installation with Executive, installed, tested and certified.
