The headline price includes VAT, delivery to your address and full professional installation. It does not include groundworks or a concrete base (quoted separately after your site photos), or any electrical upgrades (those are selected and priced in the configurator). There are no hidden charges for standard sites.
Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you, quoted from your site photos. As a guide, a garage base typically runs £9,995–£15,995 and a garden-room base £6,495–£8,495, depending on size, ground conditions, levels and access. Garages cost more per square metre because the slab is engineered to carry vehicles.
It depends on which height build you choose, which roof, and where it sits on your plot. In England and Wales an outbuilding is normally permitted development if it is single-storey, sits behind the front of your house, and — within 2 m of a boundary — is no more than 2.5 m tall overall. Set further back, the limit is 3 m overall for a mono-pitch roof or 4 m for an apex roof, with eaves no higher than 2.5 m in either case. Our rear-pitch roof is a mono-pitch roof in those terms. Measured against that, the Standard build (248 cm (8′2″) externally) is normally within permitted development set back from a boundary with either roof, and with a rear-pitch roof close to a boundary as well. The SUV build (268 cm (8′10″) externally) is above the 2.5 m line close to a boundary; set further back a rear-pitch SUV is inside the 3 m overall cap, but its front eaves are above 2.5 m, so that one is worth confirming with your local planning authority — and an apex SUV is above the eaves limit wherever it sits. The VAN build (368 cm (12′1″) externally) is above every limit, so it needs a planning application on any plot. Permission is also more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. Your building is manufactured to order, which takes 2–6 weeks depending on specification. Once it is ready and your concrete base is in place, delivery and installation take a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you. We confirm your installation date once your deposit is paid and your site photos have been reviewed.
Every steel garage includes a VeltHaven 10-Year Structural Warranty: 2 years full warranty + structural cover to year 10. This is self-backed by VeltHaven Ltd (Companies House 17261887). It does not affect your statutory rights under the Consumer Rights Act 2015.
