What it costs
A VeltHaven insulated garage costs from £23,950 fully installed, with an insulated automatic sectional door. Includes the building, mainland UK delivery, and installation on a standard site. The base is priced separately: a guide price from your photos, then a firm quote after our contractor's site visit. Your electrical connection is included with an electrical package (a paid extra) on a standard connection; otherwise it is priced from your site photos. Free to design · about 5 minutes · fixed price online · nobody visits your house.In a garage the slab is the floor. There is no covering to hide it and nothing floating on top — you park on it, work on it, and if you add Showroom Finish the resin goes straight onto it. So the slab is not groundwork you get out of the way. It is the finished surface, poured first.
It also has to carry vehicles. A slab that is too thin cracks within a few years under repeated vehicle loads — and a reinforced slab is exactly what our Showroom Finish resin floor is specified over.
Because the walls and roof are insulated, we recommend insulating the base too: a 150 mm C30/37 slab with A193 mesh over 100 mm of rigid insulation rated for vehicle loads, laid under the slab.
The base is priced separately from the building. VeltHaven Foundation Management is a paid extra: a fully managed slab to our specification. We review your site and put a vetted contractor on it. Send us photos of the spot and we'll give you a guide price for the base. Once your deposit is paid, our contractor visits and gives you a firm quote before your balance is due. You can accept it, or lay your own base to our specification.
Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you: a guide price from your photos, then a firm quote after our contractor's site visit.
As a guide, Foundation Management, our fully managed service, costs from £5,495 to £8,695 for a garage base for cars and storage (125 mm slab) and from £5,095 to £6,295 for a garden-room base, depending on size, ground conditions, levels and access. An insulated slab built by your own groundworker typically costs £2,500–£10,800 excluding VAT for our garage sizes. Add VAT if your contractor is VAT-registered.
Insulated base upgrade — insulated garages and garden rooms: an extra cost on top of Foundation Management, from £1,900 to £3,300 depending on size.

Electrical packages include connection and certification on a standard connection; only non-standard conditions (trenching, long runs, a board upgrade) are quoted on top — always before you pay your balance.
How it's built
An engineered steel frame carries walls and a roof of single insulated panels — two steel skins bonded to a rigid PIR foam core, locked together with a concealed tongue-and-groove joint. The same insulated steel build as our garden rooms. 100mm PIR core · steel skin both sides · wall U-value 0.23 W/m²K.
PIR foam has one of the lowest thermal conductivities of any insulation material — significantly better than standard mineral wool. That means a thinner PIR wall reaches the same insulating value (U-value) as a thicker mineral-wool one. The steel-skinned sandwich panel also resists rodents, mould, and mechanical impact. Every panel is independently tested and carries a CE mark under EN 14509.
It is not a garage-specific product either. The same panel class is specified for cold stores and freezer halls — buildings whose whole job is holding a temperature against the weather outside.
Every wall and roof is a steel-skinned insulated sandwich panel — the same panel system used in modern commercial buildings, finished to a premium standard.

About planning
It depends on which height build you choose, which roof, and where it sits on your plot. In England and Wales an outbuilding is normally permitted development if it is single-storey, sits behind the front of your house, and — within 2 m of a boundary — is no more than 2.5 m tall overall. Set further back, the limit is 3 m overall for a mono-pitch roof or 4 m for an apex roof, with eaves no higher than 2.5 m in either case. Our rear-pitch roof is a mono-pitch roof in those terms.
Measured against that, the Standard build (248 cm (8′2″) externally) is normally within permitted development set back from a boundary with either roof, and with a rear-pitch roof close to a boundary as well. The SUV build (268 cm (8′10″) externally) is above the 2.5 m line close to a boundary; set further back a rear-pitch SUV is inside the 3 m overall cap, but its front eaves are above 2.5 m, so that one is worth confirming with your local planning authority — and an apex SUV is above the eaves limit wherever it sits. The VAN build (368 cm (12′1″) externally) is above every limit, so it needs a planning application on any plot.
Permission is also more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. The price includes the building, insulated automatic sectional door, side door, window, guttering, delivery and installation — all fully installed from £23,950. The level base/slab it sits on is priced separately (a guide price from your photos, then a firm quote after our contractor's site visit), and any non-standard electrical work is priced from the photos you send, before you pay your balance.
We deliver and install within 8 weeks of your full payment, and that includes manufacture: your building is made to order, which takes around 4–6 weeks depending on specification. Once it is ready and your base is in place, delivery and installation take a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you. We confirm your installation date once your deposit is paid and your site photos have been reviewed.
