What "standard site" means

Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you, quoted from your site photos.

As a guide, a garden-room base typically runs £6,495–£8,495 and a garage base £9,995–£15,995, depending on size, ground conditions, levels and access. Garages cost more per square metre because the slab is engineered to carry vehicles. They are designed and quoted after a site review. Read about foundations & groundwork →.

Non-standard sites are quoted and agreed in writing before manufacture — or your deposit comes straight back.

Electrical connection to your home supply — priced from the photos you send, before you commit.Electrical packages include connection and certification on a standard connection; only non-standard conditions (trenching, long runs, a board upgrade) are quoted on top — always before you commit.

Doors & windows

Automatic remote-controlled insulated sectional door — 40mm polyurethane-cored panels, U-value 1.0–1.3 W/(m²K), depending on size
Side entrance door (100 × 200 cm (39 × 79 in)) and one side window — PVC window, 100 × 60 cm (39 × 24 in), triple-glazed. One window is included; extra windows are £425 each.

Before you pay — important information

Cancellation rights. Your building is made to your specification. Under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 (Regulation 28), the standard 14-day right to cancel does not apply to goods made to your specification.

What's included in your price. Your final price is a single, all-inclusive price. It covers your building, transport, installation and the extras you choose — Move-In Ready Electrical, Showroom Finish, Climate Comfort, Smart Security and EV Charging each include their materials and installation work as one price. Nothing is added later except non-standard site work, which we quote and agree in writing before manufacture.

Your deposit and balance. We voluntarily give you a full deposit refund at any time before you pay your balance — no questions asked. Once your balance is paid, manufacture begins and your order cannot be cancelled, except where you have a remedy under consumer law.

Installation services. Your price also includes installation services — erecting your building, the electrics, the flooring, the climate system, the security system and the EV charger. Each installation job begins only at your express request (below). Once a job is complete, it is final and its cost is retained. If you cancel a job while it is in progress, you will pay only for the work already carried out. The materials of each package remain standard goods — you can cancel them within 14 days of delivery by emailing [email protected], and we refund the materials portion of the package price on their return.
