Step by step
Your journey to a finished building
Design in the configurator
Choose your product line, size and upgrades at your own pace. The price updates live as you go — no quote form, no waiting. Standard-site pricing is fixed at the end of the configurator. Takes around five minutes.

Pay your deposit online
At the final step you lock your price and pay your deposit online. Your deposit stays fully refundable until you pay your balance — change your mind before then and you get a full refund, no questions asked. Nothing is manufactured until your balance is paid.
Deposits: from £1,000 depending on building value. Your balance is due within 7 business days, and paying it is your written go-ahead to manufacture. Does not affect your statutory rights.
Send us three site photos
After your deposit, we ask for three photos of where the building will go. This replaces a site survey — no need for anyone to visit. We use the photos to plan delivery access, confirm your installation date, and flag any non-standard conditions.
Non-standard extras (restricted access, long electrical run, etc.) are quoted from your photos and agreed before manufacture. You can cancel for a full refund if you decide not to proceed.

Your building is manufactured to order
Once your photos are reviewed, any extras agreed and your balance paid, manufacture begins — paying your balance is your written go-ahead to build. Your building is made to the exact specification you chose in the configurator. Typical lead time is 2–6 weeks depending on specification and order volume.
Your engineered base is prepared during this period — by you, your own contractor, or our managed service. See the Foundation & Groundwork page for guidance.
Installation day
With your base ready, your building is delivered and installed — structure, doors, windows and guttering: a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you.
Electrical upgrades, security and Climate Comfort are fitted once your building is installed, each at its own scheduled visit by the relevant certified trade. The electrician (Part P) attends first — Climate Comfort and Smart Security both need Move-In Ready Electrical in place — and the F-Gas engineer and any other trade follow. Ordering them with your build is still worth doing: we schedule and manage every trade ourselves, in one price — so you are not chasing three contractors or holding three quotes, and if anything needs putting right there is one company to call. Your base must be ready before the installers arrive; we confirm dates once your site photos have been reviewed.

Move in and enjoy
We walk you through the doors, windows and everything we have fitted before we leave site. Handover is the day the last visit in your order is complete and every system is certified. Your warranty period begins on the day the last scheduled visit in your order is complete and your building is handed over. If you order extras after handover, that later work does not restart or extend the warranty on your building — the equipment carries its own manufacturer warranty from the date it is installed, and we pass that documentation to you.

"I'm not ready to commit — I just want a price."
The configurator gives you a live, fixed price for your exact specification without asking for any personal details. No quote form, no sales call required. You can share or save your design at any point.
"What if the price changes after I order?"
The price you see in the configurator is the price you pay for a standard site. Non-standard extras are quoted separately, in writing, before manufacture begins. You can cancel for a full refund any time before you pay your balance if extras arise that you don't want to proceed with.
"Can something go wrong and leave me out of pocket?"
Nothing is manufactured without your written consent. Your deposit stays fully refundable until you pay your balance, which protects you before production begins. VeltHaven Ltd is a registered UK company (Companies House 17261887) you can look up.
"Do I need planning permission first?"
Many buildings fall within Permitted Development rights in England and Wales. The configurator provides planning guidance for each specification before you commit. Rules vary by size, siting and prior PD use — if you are unsure, consult your local planning authority before ordering.

What happens if I'm not happy after installation?
Contact us within the warranty period and we'll arrange a fix or replacement for any defect covered by your warranty. Your statutory rights under the Consumer Rights Act 2015 apply in full regardless of the warranty terms.
Can I change my specification after ordering?
Changes are possible before manufacture begins. Contact us as soon as possible after placing your order — once the written go-ahead for manufacture is given, changes may not be possible or may carry an additional cost.
Do I need to be home on installation day?
Yes — or a responsible adult who can grant access and make decisions if anything unexpected arises. The team will walk you through the completed building before they leave and hand over any documentation.
What if my site turns out to be non-standard?
Non-standard conditions are identified from your site photos and quoted separately, in writing, before manufacture begins. You can accept the extra cost or cancel for a full deposit refund any time before you pay your balance. Nothing is manufactured without your confirmation.
Can I arrange my own electrician or groundwork contractor?
For groundwork — yes, many customers do. Your contractor just needs to prepare a level, correctly-sized base before our installation date. For electrics within the building, the work must be Part P-certified and connected by our certified electrician — fitted at a separate scheduled visit, once your building is installed.
How does the refund work?
After paying your deposit you can cancel for any reason and receive a full refund at any time before you pay your balance. Your balance is due within 7 business days of your deposit, and manufacture does not begin until you pay it — paying your balance is your written go-ahead to build. Once your balance is paid, the deposit is non-refundable. Your building is custom-made to your specification after you pay your balance — that is why it cannot be cancelled or refunded once manufacture begins, except where you have a statutory remedy. This does not affect your statutory rights under UK consumer law.
