Ordering
How do I get a price?
Use the configurator — choose your building, size and upgrades and the price updates live. No form to fill in, no sales call. Takes around five minutes.
Is the price I see final?
The price in the configurator is the final price for a standard site — VAT, delivery and installation included. Non-standard site extras (restricted access, long electrical runs, etc.) are quoted separately from your site photos before manufacture begins. There are no hidden charges on standard sites.
What counts as a standard site?
A standard site has a prepared, level base of the correct size, normal vehicle and pedestrian access, and an electrical connection within approximately 15 metres of the building if you are adding electrical upgrades. Restricted access, unusual ground conditions or a long electrical run are non-standard and quoted from your photos, and you can cancel for a full refund any time before you pay your balance.
How does the deposit work?
Deposits are: £1,000 on orders under £20,000 · £2,000 on orders £20,000–£40,000 · £3,000 on orders over £40,000. The deposit locks your price. Nothing goes into production until you give written consent. If you cancel before you pay your balance, you receive a full refund. Does not affect your statutory rights.
Can I change my specification after ordering?
Changes are possible before manufacture begins. Contact us as soon as possible — once written consent for manufacture is given, changes may not be possible or may carry an additional cost.
How does the deposit refund work?
After paying your deposit you can cancel for any reason and receive a full refund at any time before you pay your balance. Your balance is due within 7 business days of your deposit, and manufacture does not begin until you pay it — paying your balance is your written go-ahead to build. Once your balance is paid, the deposit is non-refundable. This does not affect your statutory rights under UK consumer law.

Site & Installation
How long does it take from order to finished building?
Typically 4 to 8 weeks for most orders: a few days for photos and groundwork planning, then 2–6 weeks manufacturing, then installation — one to two days for a garage (a garden room a little longer), weather permitting. Electrical, security and climate extras are completed on a separate scheduled visit afterwards. Your confirmed installation date is set once your site photos have been reviewed.
Do I need to send site photos before ordering?
No. You order and pay the deposit first, then send three photos of your site on the thank-you page. We use the photos to plan delivery and confirm the installation date. Non-standard site extras are quoted at this stage, before manufacture begins.
Do I need to be home on installation day?
Yes — or a responsible adult who can grant access and make decisions. The installers will walk you through the completed building before leaving and hand over all documentation.
What if my site turns out to be non-standard?
Non-standard conditions are identified from your site photos and quoted separately, in writing, before manufacture begins. You can accept the extra cost or cancel for a full deposit refund any time before you pay your balance. Nothing is manufactured without your confirmation.
Can I arrange my own electrician?
For electrical work within the building, our certified electrician completes the connection and issues the Part P certificate on installation day — this cannot be separated from the build. For long cable runs on your side of the supply, your own electrician can prepare the route in advance.
What happens if I am not happy after installation?
Contact us and we will arrange to inspect and resolve any defect covered by your warranty. Your statutory rights under the Consumer Rights Act 2015 apply in full regardless of the warranty terms.
Should I tell my home insurer about my new garden building?
Yes — and it's worth doing when you order, not after installation. A garage or garden room is a permanent structure on your property, and most home insurance policies ask to be kept informed of changes like this. In practice it's usually a quick call or an online update: insurers commonly cover garden buildings under the "outbuildings" part of a buildings policy, but the contents you keep in one — gym equipment, office kit, tools, bikes — may need to be listed separately, and any business use (a garden office, client visits, business equipment) is exactly the kind of detail your insurer expects you to mention. Telling them costs nothing; not telling them is the kind of gap that only matters on the worst possible day.
To be clear about the boundary: the VeltHaven structural warranty is our own commitment to the building we make — it is not an insurance policy and doesn't replace your home cover. The two do different jobs: our warranty stands behind the structure; your home policy covers events like storm, theft and fire, and everything you keep inside. You want both doing their job.
Base preparation
Foundation & Groundwork
Is a base included in the price?
No. The building price covers VAT, delivery and professional installation, including anchoring to your base. The engineered foundation is arranged separately and specified for your site — prepare it yourself, use your own contractor, or let us manage it. Do I have to use VeltHaven for groundwork?
No. Many customers arrange their own local contractor. You just need a level, correctly-sized base ready before our installation date. We provide exact dimensions once your order is confirmed. You can also ask us to manage groundwork as an add-on.
How is my foundation decided?
It is specified individually — from your building weight and size, soil bearing capacity, drainage, frost protection, access and future loading. The right system may be a reinforced concrete slab, a strip footing, or ground screws (fast, no cure time, reversible). A concrete slab is required if you plan to add a Showroom Finish resin floor. We advise after reviewing your site photos.
Can I lay a base before ordering?
Yes — if you already have a level slab of the right size we can build straight onto it. Confirm the dimensions with us before pouring to make sure nothing needs to be redone.
Does groundwork affect planning permission?
The base itself (ground screws or a shallow slab flush with the ground) does not normally require separate planning permission in England and Wales. The building may require a permitted development check or full application depending on size and siting — the configurator provides guidance per specification. If you are unsure, consult your local planning authority.

Do I need planning permission for a garage?
Most of our garages fall within Permitted Development rights for detached houses in England and Wales — particularly the No-Permit height build, which sits below the 250 cm threshold. Rules vary by size, siting and prior PD use. The configurator provides planning guidance per size before you commit.
What is the difference between a Steel Garage and an Insulated Garage?
A Steel Garage is a premium steel garage — secure, weatherproof and good-looking. An Insulated Garage adds 100mm PIR insulated walls and roof, making it warm and dry year-round: suitable as a workshop, gym, home office or showroom garage as well as car storage. Both lines carry the same VeltHaven 10-Year Structural Warranty.
Can I add electrics, EV charging or a resin floor later?
Electrical upgrades (Move-In Ready Electrical — which includes LED lighting — plus EV Charging) are designed to be fitted during installation for the cleanest finish. Retrofitting is possible but involves additional labour and disruption. The Showroom Finish resin floor can be laid after the concrete slab has cured — it does not need to be done on installation day.
Is a garage door included?
Yes — every Steel Garage and Insulated Garage includes a VeltHaven sectional insulated garage door as standard. The door is fitted and finished on installation day.

Garden Rooms
Do I need planning permission for a garden room?
Usually not. In England and Wales a garden room is normally permitted development if it is single-storey, no more than 2.5 m to the eaves, not forward of your house's principal elevation, and no more than 3 m tall overall for a flat or mono-pitch roof — dropping to 2.5 m overall where it sits within 2 m of a boundary. Permission is more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. Can I use a VeltHaven garden room as a garden office?
Yes — a garden office is the most common use. Every garden room is insulated (100mm PIR walls and roof) and triple-glazed, so it holds a comfortable working temperature year-round. The Signature package adds the flooring and all concealed wiring; the Executive package adds the complete, certified electrical fit-out with lighting, power, heating and cooling — ready to plug in from day one. Can a garden room be used as a bedroom or annexe?
VeltHaven Garden Rooms are sold and warranted as insulated outbuildings for home office, studio, gym and leisure use. Using a garden room as permanent sleeping accommodation or a self-contained annexe typically requires planning permission and potentially building regulations approval — this is not a use case we build or design for. If you have a specific planning query, consult your local authority.
Do garden rooms come with heating and cooling?
Yes — with the Executive package. It includes a Daikin heat pump that both heats and cools, with WiFi app control, professionally installed, tested and commissioned by an F-Gas-certified engineer before handover. Core and Signature don't include the heat pump; the Signature package prepares a dedicated supply so it can be added later.
What is the warranty on Garden Rooms?
Garden Rooms carry the VeltHaven 10-Year Structural Warranty: 2 years full cover (materials, workmanship, fit and finish) plus structural cover on the frame, panels and roof to year 10. Does not affect your statutory rights.

Warranty
What is not covered?
Typical exclusions include fair wear and tear, natural weathering, damage from misuse or unauthorised modification, consumables, and customer-arranged groundwork. Your full warranty terms — including all exclusions — are provided in writing with your order pack. Appliances are covered by their manufacturers, not this warranty.
How do I make a warranty claim?
Contact us by email or phone with your order reference and a description of the issue. We aim to respond within two working days and will arrange inspection and repair or replacement at no cost for covered defects.
Does the warranty transfer when I sell my house?
Yes — notify us in writing with the new owner details and we will issue updated warranty documentation for the remainder of the cover period.
Who backs the warranty?
Warranties are self-backed by VeltHaven Ltd (Companies House 17261887), supported by a per-unit reserve priced into every building. Does not affect your statutory rights under the Consumer Rights Act 2015.
