A pitched roof changes what the building is from the pavement. Instead of a low modern box you get a ridge, two sloping planes and a gable end — the traditional garage shape. Every VeltHaven steel garage can be built that way: the roof profile is one of the choices in the configurator, not a paid upgrade.
Delivered and installed on a standard site. The base is quoted separately.

It depends on which height build you choose, which roof, and where it sits on your plot. In England and Wales an outbuilding is normally permitted development if it is single-storey, sits behind the front of your house, and — within 2 m of a boundary — is no more than 2.5 m tall overall. Set further back, the limit is 3 m overall for a mono-pitch roof or 4 m for an apex roof, with eaves no higher than 2.5 m in either case. Our rear-pitch roof is a mono-pitch roof in those terms. Measured against that, the Standard build (248 cm (8′2″) externally) is normally within permitted development set back from a boundary with either roof, and with a rear-pitch roof close to a boundary as well. The SUV build (268 cm (8′10″) externally) is above the 2.5 m line close to a boundary; set further back a rear-pitch SUV is inside the 3 m overall cap, but its front eaves are above 2.5 m, so that one is worth confirming with your local planning authority — and an apex SUV is above the eaves limit wherever it sits. The VAN build (368 cm (12′1″) externally) is above every limit, so it needs a planning application on any plot. Permission is also more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. Send us your boundary distances and we'll flag what's likely to apply — your council has the final word. Read our full planning guide →
Building regulations are a separate question from planning, and the answer depends on the size of the building and where it sits on your plot. Our building regulations guide sets out which applies to yours.
An apex roof has a ridge down the middle, two planes falling away to the eaves, and a gable at each end. A rear-pitch roof is a single plane falling to the back of the building. Both are VeltHaven profiles; they simply give you two different buildings from the same footprint.
The difference is not only how it looks. Permitted development treats the two roof shapes differently, and the height you are allowed changes with them. The planning section above works through exactly what that means for each height build, on and away from a boundary.
Steel garages are built in four profiles — Rear pitch, Apex, Side pitch left, Side pitch right — and you pick yours in the configurator. The roof profile is part of the price, not a paid upgrade: whichever one you choose, the figure on the card below is the figure you pay.
On the insulated range the picker offers apex or rear pitch, and side-pitch profiles are made to order — added as a note at checkout and confirmed before manufacture. See the insulated garage range if you want the same roof on a building you can heat.
Anthracite RAL 7016 is the standard finish on every garage you design with us, with nine other RAL colours available. Gutters are integrated and the flashings are colour-matched, so the ridge, the verges and the eaves read as one building rather than a kit with trim bolted on.
The door is an automatic remote-controlled insulated sectional, included on every build. Our garage doors page sets out the panel construction, the finishes and the sizes.

Questions
The headline price is the total price for the building, including delivery to your address and full professional installation. It does not include groundworks or a concrete base (priced separately: a guide price from your photos, then a firm quote after our contractor's site visit), or any electrical upgrades (those are selected and priced in the configurator). There are no hidden charges for standard sites.
Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you: a guide price from your photos, then a firm quote after our contractor's site visit. As a guide, Foundation Management, our fully managed service, costs from £5,495 to £8,695 for a garage base for cars and storage (125 mm slab) and from £5,095 to £6,295 for a garden-room base, depending on size, ground conditions, levels and access. Built by your own groundworker, a base typically costs £1,900–£8,100 for a steel garage and £2,500–£10,800 for an insulated garage, excluding VAT. Add VAT if your contractor is VAT-registered.
Every steel garage includes a VeltHaven 10-Year Structural Warranty: 2 years full warranty + structural cover to year 10. This is self-backed by VeltHaven Ltd (Companies House 17261887). It does not affect your statutory rights under the Consumer Rights Act 2015.
