Motorhome and campervan

A motorhome or campervan garage with a 3 m door. Installed, fixed price.

Most garages cannot take a motorhome or a big campervan — the door is too low before you even measure the length, so the van spends every winter outside. The VeltHaven VAN height build has a 300 cm (9′10″) clear door opening and a 368 cm (12′1″) external height, on any size from 4×6 up.

Delivered and installed on a standard site. The base is quoted separately.

We have not yet photographed a VAN-height build, so this page shows none. Rather than picture a standard-height garage that would not take a motorhome, the configurator renders the height you choose as you choose it — labelled as a visualisation.

What this means for planning permission

Over the permitted development height limits — a planning application is needed on any plot, with either roof. Why: a van-height door needs walls taller than the rules allow, even set back from a boundary and even with an apex roof that would normally buy more height.

Send us your boundary distances and we'll flag what's likely to apply — your council has the final word.

Building regulations are a separate question from planning, and the answer depends on the size of the building and where it sits on your plot. Our building regulations guide sets out which applies to yours.

Start with the door, not the length

The figure to measure your motorhome or campervan against is the clear opening — the usable height a vehicle passes through, not the nominal panel size. On the VAN height build that is 300 cm (9′10″), inside a building 368 cm (12′1″) tall externally. For comparison, the Standard build opens to 200 cm (6′7″), which is why most garages will not take a van at all.

Width is the second measurement, and it depends on the size you pick: sectional door openings run 250 cm (8′2″) – 500 cm (16′5″) (made to measure) per door. Take your vehicle's own height and width including the mirrors, aerials and any roof box, and check both against those numbers before you choose.

Then the footprint

Every garage in our configurator is 6 m deep, on every width from 4 m to 9 m. Depth is therefore fixed, and what you are choosing is frontage — enough to get the van in, plus whatever you want beside it. A two-door size gives the van its own bay and leaves the other for a car.

We do not publish internal dimensions as a single figure, because the usable space depends on the height build and the roof profile you choose. The question below sets out what we can confirm, and we send dimensioned drawings for your exact build before manufacture.

What the VAN build adds

The VAN height is a paid upgrade on any size, and the configurator shows the price change as you select it — the card prices below are the Standard height. It also changes the planning position, on every plot and with either roof: that is the section above, and it is worth reading before you choose a size.

Questions

Before you commit

What are the internal dimensions?

Internal dimensions depend on the roof profile, height build and door layout you configure. Full dimensioned drawings are supplied with your order confirmation before anything is manufactured, and we confirm vehicle fit with you before you commit.

What exactly is included in the price?

The headline price is the total price for the building, including delivery to your address and full professional installation. It does not include groundworks or a concrete base (priced separately: a guide price from your photos, then a firm quote after our contractor's site visit), or any electrical upgrades (those are selected and priced in the configurator). There are no hidden charges for standard sites.

Is a base included, and what does one cost?

Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you: a guide price from your photos, then a firm quote after our contractor's site visit. As a guide, Foundation Management, our fully managed service, costs from £5,495 to £8,695 for a garage base for cars and storage (125 mm slab) and from £5,095 to £6,295 for a garden-room base, depending on size, ground conditions, levels and access. Built by your own groundworker, a base typically costs £1,900–£8,100 for a steel garage and £2,500–£10,800 for an insulated garage, excluding VAT. Add VAT if your contractor is VAT-registered.
