  • Automatic remote-controlled insulated sectional door — 40mm polyurethane-cored panels, U-value 1.0–1.3 W/(m²K), depending on size
  • Side entrance door (100 × 200 cm (39 × 79 in)) and one side window — PVC tilt window, 80 × 60 cm (31 × 24 in), double-glazed. One window is included; extra windows are £245 each.

What you'll arrange separately

  • Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you, quoted from your site photos. As a guide, a garage base typically runs £9,995–£15,995 and a garden-room base £6,495–£8,495, depending on size, ground conditions, levels and access. Garages cost more per square metre because the slab is engineered to carry vehicles.
  • Electrical connection to your home supply — priced from the photos you send, before you commit.
  • Extra windows — £245 each; one is included.

Over the permitted development height limits — a planning application is needed on any plot, with either roof. Why: a van-height door needs walls taller than the rules allow, even set back from a boundary and even with an apex roof that would normally buy more height.

A VeltHaven steel garage costs from £9,995 fully installed, with an insulated automatic sectional door. Includes the building, VAT, mainland UK delivery, and installation on a standard site. The base is quoted separately. Your electrical connection is included with an electrical package (a paid extra) on a standard connection; otherwise it is priced from your site photos. We price the base and the electrical connection from the photos you send, before you commit.

Metal garages for sale, priced online

Our Steel Garages are galvanised metal garages for sale, manufactured to order and sold direct — no showroom to visit, no waiting on a callback. Configure yours above, watch the fixed price build as you go, and order online with delivery and installation included.

Groundwork

Site preparation, quoted transparently

Complete foundations and groundworks, quoted individually after a site assessment — never bundled into the headline price.

In a steel garage the slab is the floor. You park on it, work on it, and if you add Showroom Finish the resin goes straight onto it — so it is the finished surface, not groundwork to get out of the way.

It also carries vehicles. A slab that is too thin cracks within a few years under repeated vehicle loads, which is why our own base specification is C30/37–C35/45 structural concrete at 150–300mm depending on the building and your site, over compacted MOT Type 1 with steel mesh reinforcement — at or above the top of the usual industry ranges.

VeltHaven Foundation Management is a paid extra: we review your site, have the slab engineer-specified and put a vetted contractor on it, confirmed and priced from the site photos you send us before anything is manufactured. The ranges below are for the other two routes — preparing the base yourself, or bringing in your own groundworker.

The concrete slab is the structural base for the building. The optional Showroom Finish applies a professional resin floor over that slab after construction.

Steel Garages FAQ

Do I need planning permission for a steel garage?

It depends on which height build you choose, which roof, and where it sits on your plot. In England and Wales an outbuilding is normally permitted development if it is single-storey, sits behind the front of your house, and — within 2 m of a boundary — is no more than 2.5 m tall overall. Set further back, the limit is 3 m overall for a mono-pitch roof or 4 m for an apex roof, with eaves no higher than 2.5 m in either case. Our rear-pitch roof is a mono-pitch roof in those terms. Measured against that, the Standard build (248 cm (8′2″) externally) is normally within permitted development set back from a boundary with either roof, and with a rear-pitch roof close to a boundary as well. The SUV build (268 cm (8′10″) externally) is above the 2.5 m line close to a boundary; set further back a rear-pitch SUV is inside the 3 m overall cap, but its front eaves are above 2.5 m, so that one is worth confirming with your local planning authority — and an apex SUV is above the eaves limit wherever it sits. The VAN build (368 cm (12′1″) externally) is above every limit, so it needs a planning application on any plot. Permission is also more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. What exactly is included in the price?

The headline price includes VAT, delivery to your address and full professional installation. It does not include groundworks or a concrete base (quoted separately after your site photos), or any electrical upgrades (those are selected and priced in the configurator). There are no hidden charges for standard sites.

What counts as a standard site?

A standard site is a prepared, level base of the correct size, normal vehicle and pedestrian access for our delivery and installation team, and an electrical connection within approximately 15 metres of the building (if selecting electrical upgrades). Any site with restricted access, unusual ground conditions or a very long electrical run is non-standard.

How long does it take from order to finished garage?

Your building is manufactured to order, which takes 2–6 weeks depending on specification. Once it is ready and your concrete base is in place, delivery and installation take a steel garage usually 1–2 days, an insulated garage or garden room 1–3 days, weather permitting. Your building goes up first. Our electrician then attends on a separate scheduled visit, and any climate, flooring, security or EV work is booked in after that — each on its own visit, arranged with you. We confirm your installation date once your deposit is paid and your site photos have been reviewed.

What is the VeltHaven 10-Year Structural Warranty?

Every steel garage includes a VeltHaven 10-Year Structural Warranty: 2 years full warranty + structural cover to year 10. This is self-backed by VeltHaven Ltd (Companies House 17261887). It does not affect your statutory rights under the Consumer Rights Act 2015.

Can I add upgrades after the garage is installed?

Some upgrades — such as windows and resin flooring — can be fitted retrospectively. Electrical upgrades (Move-In Ready Electrical — which includes LED lighting — plus Smart Security and EV Charging) are significantly easier and more cost-effective when installed during the original build; retrofitting requires additional site work. We strongly recommend selecting all desired upgrades in the configurator before you place your order.
