What you'll arrange separately
- Your building is installed on a level, load-bearing base of the correct size. Providing that base is your responsibility and it is not included in the price. You can prepare it yourself, use your own contractor, or have VeltHaven Foundation Management design and build it for you, quoted from your site photos. As a guide, a garden-room base typically runs £6,495–£8,495 and a garage base £9,995–£15,995, depending on size, ground conditions, levels and access. Garages cost more per square metre because the slab is engineered to carry vehicles.

What it costs
Garden room prices, with nothing hidden
A VeltHaven garden room costs from £22,995 fully installed — around £900–£1,150 per square metre for our entry Core package, for a year-round, insulated, triple-glazed building. Includes the building, VAT, mainland UK delivery, and installation on a standard site. Base and electrical connections are quoted separately. We price the base and the electrical connection from the photos you send, before you commit.
Why we start with the base
Your floor floats on the base rather than sitting on a frame. That makes it the part of the job you never see, and the one that decides whether your floor stays flat.
So we specify it rather than leave it to chance. Our own base specification is C30/37–C35/45 structural concrete at 150–300mm, depending on the building and your site, laid over compacted MOT Type 1 with steel mesh reinforcement. That sits at or above the top of the usual industry ranges. We'd rather it outlasted the building's warranty several times over than just met a minimum.
The base is priced separately from the building. VeltHaven Foundation Management is a paid extra: we review your site, have the base engineer-specified for your building and put a vetted contractor on it. Whichever route you take, your exact requirement is confirmed and priced from the site photos you send us, before anything is manufactured.

How it's built
Built on a steel frame, clad in insulated PIR panels
Behind the glazed front, an engineered steel frame carries solid walls in 100mm PIR sandwich panels and a roof in a separate, fire-rated 100mm PIR panel with a trapezoidal profile — two steel skins bonded to a rigid PIR foam core, locked together with a concealed tongue-and-groove joint. It is the same insulated steel build as our insulated garages, sharing the same wall and roof panel system — and because it bolts together rather than being built in place, it can be dismantled and moved if you ever relocate. Wall U-value 0.23 W/m²K · roof U-value 0.22 W/m²K.

How much sound it keeps out
The wall and roof panels carry an airborne sound rating of Rw 23 dB, with Ra1 21 dB and Ra2 20 dB. If this is where you take calls, that's the figure to look at: it describes how much outside noise the panels hold back, and how much of your meeting stays in the room.
The glazed front
The full front is a four-panel sliding glass wall — two fixed panes and two that slide open — so the garden comes inside when you want it and the light never stops. Side windows keep the space bright from every angle — two with Core, four with Signature and Executive. Slim anthracite frames throughout, triple-glazed so the room stays comfortable in deep winter and high summer alike.
Precision glazing, built for the British climate
The full front is a triple-glazed sliding glass wall on a 76 mm 6-chamber insulated frame with a warm-edge spacer — a whole-window U-value (Uw) of 0.76 W/m²K. Two sliding panes, two fixed, and triple-glazed side windows — two with Core, four with Signature and Executive: engineered to hold a comfortable temperature through a British winter, and CE-marked to the relevant EN standards.

In England and Wales a garden room is normally permitted development if it is single-storey, no more than 2.5 m to the eaves, not forward of your house's principal elevation, and no more than 3 m tall overall for a flat or mono-pitch roof — dropping to 2.5 m overall where it sits within 2 m of a boundary — and your combined outbuildings, including this one, don't cover more than 50% of your garden. Permission is more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. Oak-effect luxury vinyl planks with a fully waterproof rigid mineral core, integrated acoustic underlay and commercial-grade 0.55 mm wear layer — professionally fitted. Fitted after your building is installed — not on your build day — at its own scheduled visit, with the electrician attending first. Included with Signature and Executive.
