What makes it a room, not a shed

The glazed front

The full front is a four-panel sliding glass wall — two fixed panes and two that slide open — so the garden comes inside when you want it and the light never stops. Large windows on each side keep the space bright from every angle. Slim anthracite frames throughout, glazed to a premium thermal standard so the room stays comfortable in deep winter and high summer alike.

How it's built

Built on a steel frame, clad in insulated PIR panels

Behind the glazed front, an engineered steel frame carries solid walls in 100mm PIR sandwich panels and a roof in a separate, fire-rated 100mm PIR panel with a trapezoidal profile — two steel skins bonded to a rigid PIR foam core, locked together with a concealed tongue-and-groove joint. It is the same insulated steel build as our insulated garages, sharing the same wall and roof panel system — and because it bolts together rather than being built in place, it can be dismantled and moved if you ever relocate. Wall U-value 0.23 W/m²K · roof U-value 0.22 W/m²K.

Glazing & doors

Precision glazing, built for the British climate

The full front is a triple-glazed sliding glass wall on a 76 mm 6-chamber insulated frame with a warm-edge spacer — a whole-window U-value (Uw) of 0.76 W/m²K. Two sliding panes, two fixed, and a triple-glazed window on each side: engineered to hold a comfortable temperature through a British winter, and CE-marked to the relevant EN standards.

About planning

Whether a garden room needs planning permission depends on its size, where it sits in your garden, and how you'll use it. In England and Wales it is normally permitted development if it is single-storey, no more than 2.5 m to the eaves, not forward of your house's principal elevation, and no more than 3 m tall overall for a flat or mono-pitch roof — dropping to 2.5 m overall where it sits within 2 m of a boundary. Permission is more likely to be needed in a conservation area or on a listed building, or if previous extensions have already used up your permitted development allowance. Rules differ in Scotland and Northern Ireland, and permitted development does not apply to flats or maisonettes. How long does it take from order to finished room?

Your building is manufactured to order in about 2–6 weeks, then delivered and installed — usually in a single day once your base is ready, and managed end to end by VeltHaven.

Do I need planning permission for a garden room?

Do I need to prepare a base before installation?

Yes — your room needs a level base/groundwork suited to the building. This is quoted separately from your site photos, after your design is finalised, and always confirmed before you commit.

What warranty is included?

Every garden room includes the VeltHaven 10-Year Structural Warranty: 2 years full warranty covering all parts and workmanship, plus structural cover extending to year 10. This does not affect your statutory rights.

What colour options are available?

Your choice of exterior colour from the 10-colour RAL palette, with anthracite RAL 7016 as standard.
